Nighttime Inspections

Our nighttime inspectors are trained to look for maintenance issues at night such as needed lighting repairs. They are also available to inspect communities with parking issues that need attention.

Project Management

Our Vendor Manager and team are designed to familiarize themselves with the project needs of our clients and to facilitate effective Requests for Proposals and complete “apples to apples” comparisons for the board to review.

Once initiated, the Vendor Managers will stay on top of the progress and communications needed during the approved projects.

Porter Services

Alongside our Vendor Manager, we have a team of individuals who are able to make minor repairs and do grounds cleaning which would normally be less efficient and more costly with an outside company.

Newsletters

At Acumen Group, we believe that the best way to keep homeowners happy is to keep them “in the know”. We can assist our Board Members with preparing and distributing attractive and informative newsletters monthly, quarterly or annually.

On Site Personnel

For those associations with a large number of members or for any other circumstance which requires on-site or dedicated staffing, Acumen Group is prepared to assist our clients with the search for, and training of, the perfect candidate for their community.

Amenity Management

Clubhouses, pools, parks and pavilions are an added benefit for homeowners in their associations. Acumen Group is here to manage these resources for our clients including reservations, inspections, and post event clean up and sanitization. We can also manage and distribute access components such as keys, cards, fobs and codes. If an association is in the market for a new access system, we have several affiliates who are available for consideration.

Event Planning

Acumen Group managers are trained in all aspects of event planning. Whether it’s a small gathering at the pool or a large function at a park, we can assist you with everything from attending committee meetings, invitations, hiring and paying vendors, soliciting volunteers, set up, clean up and follow up meetings.

Emergency Call Management

Acumen Group has an amazing customer support staff who takes calls 24 hours a day, 7 days a week. In an emergency, our managers will be notified immediately so they can respond accordingly. All management staff will have a board approved emergency protocol specific to each association to follow in these instances.

Architectural Review Management

Acumen Group is ready to accommodate the architectural needs of its clients. Owners may submit their architectural requests to management, and we will administer the review process in accordance with the needs of the client. We also have personnel trained to review applications on behalf of the community if needed.

Legislative Compliance Management

One of the most important aspects of community management is keeping the clients up to date with all legal requirements and legislative updates. Community Managers in each state are trained in accordance with state statutes and are also trained each time a legislative session creates new laws requiring associations to modify their current operations. Acumen Group will provide information as well as direction for conformance to these new laws.

Capital Funding Analysis

As a function of helping communities to thrive, we offer to provide insight into the upcoming needs of the Association. Is there enough money in the reserve fund for the replacement of the play equipment, or to re-plaster the pool? Are the annual contributions enough to cover projected replacement costs? Will financing be necessary?

And on the flip side, a client may want to explore investment options for the funds they do have. Our team is here to help community leaders navigate through those difficult questions and get the association growing in the right direction.

Remote and Financial Management Options

In many instances, Board Members just need help with the financial aspect of management. And in others, a community may be far removed from a major city and prefer to have all of their meetings handled virtually. In either situation, we have you covered! We are no stranger to technology and are here to serve in any way needed.
